Plan on about $2,000 a month for one person in Mafra, $2,900 for a couple, or $4,100 for a family of four (2026 estimates, in U.S. dollars). A one-bedroom in the center usually rents for $700 to $1,150, with $900 typical, and closer to $750 a little farther out. Ericeira, the surf town in the same municipality, asks about $1,200 for the same apartment.

Mafra suits families, retirees, and remote workers who want an ordinary Portuguese town about 17 miles from Lisbon. Life here wraps around the Royal Building of Mafra, a palace, basilica, and convent built between 1717 and 1755 and listed by UNESCO in 2019, with the Cerco garden and the Tapada hunting park behind it. Around that sits a working town of supermarkets, schools, and a public health center.

It's a poor fit if you want to walk to the beach or land in a ready-made English-speaking crowd. The town sits inland, daily life runs in Portuguese, and you'll likely want a car. If an ocean view matters more than rent, look at Ericeira first.

Getting around

Transport in Mafra

Carris Metropolitana's line 2802 runs from the Mafra bus terminal to Lisbon's Campo Grande metro hub along the A21, a trip of about 34 minutes. Other Carris Metropolitana routes tie Mafra to Ericeira, Malveira, and Lisbon, so commuting into the city without a car is realistic.

The center is compact, and the palace, the Cerco garden, and the shops around them are within walking distance of each other. The train is another story: Mafra's station on the Linha do Oeste sits more than 5 miles outside town, with about eight regional trains a day in each direction.

Plan on a car for everything else. The beaches at Ericeira, big-box shopping, hospital visits in Loures or Torres Vedras, and the municipality's spread-out villages are all far easier to reach by driving.

Community

Day to day in a palace town

Who lives here: Mafra is a commuter and family town first. The foreigners who settle here are often people who priced Ericeira and moved inland, and everything from the town hall to the corner café runs in Portuguese. Start lessons before you arrive; you'll use them daily.

Healthcare: Primary care runs through Mafra's public health center (centro de saúde) on Rua Doutor Domingos Machado Pereira. For hospital care, the municipality is split between two public hospitals: in 2023 the mayor put about 40,000 residents with Hospital Beatriz Ângelo in Loures and 45,000 to 50,000 with the hospital in Torres Vedras. The private Hospital CUF Torres Vedras runs adult urgent care 24 hours a day, and private coverage gets you there and into Lisbon's private hospitals without public waiting lists.

Remote work: Home internet runs about $40 a month. Mafra has a quiet, small-town pace, so remote workers who want coworking and meetups tend to head to Ericeira or Lisbon.

International schools: There's none in Mafra town. The closest is Escola Internacional de Torres Vedras, which teaches a British and Portuguese curriculum to ages 1 to 18. Families wanting more choice look at the Lisbon area's international schools, a longer drive south.

LGBTQ+ life: National law is strongly protective, with same-sex marriage since 2010, adoption rights since 2016, and a ban on conversion therapy in force since 2024. Mafra itself is a conventional small town without visible LGBTQ+ venues or groups, so community life means Lisbon.

Expats of color: Mafra's foreign population is smaller than the coast's, and there's no organized community for expats of color here. Expect to stand out more than you would in Lisbon, and look to Lisbon for community.

Limited mobility: The center is flatter than many Portuguese towns its age, though sidewalks mix cobblestone and pavement and the streets around the palace slope. The palace forecourt and the Cerco garden are large, open spaces. It's easier going than the clifftop coastal towns, but check an apartment's elevator and your daily route in person.

Retirement: Mafra works for retirees who'd rather have a calm town with Lisbon close by than a resort. Portugal's D7 visa, built for people living on pensions and other passive income, asks for about $1,040 a month for one person and about $1,560 for a couple (Portugal sets it at €920 and €1,380 for 2026, tied to the minimum wage). Our retirement visa guide compares options, and our Portugal moving guide covers the rest of the country. The thing to weigh here is hospital access: both public hospitals are a drive away.

Good to know

Frequently asked questions

Can you live in Mafra without a car?

You can commute without one. Carris Metropolitana's line 2802 runs from Mafra's bus terminal to Lisbon's Campo Grande in about 34 minutes. Beaches, big stores, and hospitals are much easier to reach by car, and the train station is more than 5 miles from town, so a car makes daily life far simpler.

What's the weather like in Mafra?

Mild and Atlantic. January averages about 51°F with highs near 56°F, and August highs average about 75°F. Expect around 24 inches of rain a year, most of it from October through January. These are 1991 to 2020 climate normals.

How much does it cost to live in Mafra, Portugal?

Plan on about $2,000 a month for one person, $2,900 for a couple, or $4,100 for a family of four, in U.S. dollars as of 2026. A one-bedroom apartment in the center typically rents for $700 to $1,150, and an inexpensive restaurant meal costs about $10. These are Expatsi estimates, updated in August 2026.

Is Mafra a good place to retire?

It suits retirees who want a calm Portuguese town with Lisbon about 17 miles away. Portugal's D7 visa asks for about $1,040 a month in passive income for one person in 2026 (Portugal sets it at €920, tied to the minimum wage). The main thing to weigh is hospital access: primary care is at the health center in town, but the public hospitals serving Mafra are in Loures and Torres Vedras.

Should I live in Mafra or Ericeira?

Choose Ericeira if you want to walk to the surf and find an international crowd. Choose Mafra if you want lower rent and an everyday Portuguese town: a central one-bedroom runs about $900 a month in Mafra versus about $1,200 in Ericeira (2026 estimates). The two are in the same municipality, so the beach stays a short drive away.

Is Mafra safe?

Yes. Mafra scores 84 on the Expatsi safety index, where higher is safer, and 16 on the crime index. It's a quiet administrative town, and the usual precautions for any small European town are enough.

Can I get by in English in Mafra?

Less easily than in Lisbon or Ericeira. Daily errands, the town hall, and conversations with neighbors all run in Portuguese, so plan on learning the language if you choose Mafra.

Are there international schools in Mafra?

Not in Mafra town. The closest is Escola Internacional de Torres Vedras, which teaches a British and Portuguese curriculum to children ages 1 to 18. Other international schools are in the Lisbon area, a longer drive south.
