Plan on about $2,600 a month for one person in Carcavelos, or $3,700 for a couple, with a one-bedroom near the center around $1,300. Those are our August 2026 estimates, and they come in under both neighbors: we put one person at $2,900 a month in Cascais and $2,700 in Lisbon. That gap is a big part of why people pick Carcavelos over the better-known towns on the line.

The town feels younger and more international than its size suggests. Nova SBE, the business school of Nova University Lisbon, moved into its Carcavelos campus for the 2018-2019 academic year, and 55% of its students are international. It suits surfers, remote workers, families with kids at St. Julian's, and anyone who wants a beach-town routine with the capital a short train ride away.

Who it's not for: anyone after old-town charm or nightlife. Carcavelos is a commuter suburb, a night out means a train ride, and summer weekends pack the sand. Parede, next door and part of the same parish since 2013, belongs in the same house hunt.

The Cascais train line does most of the work. On CP's weekday timetable, a faster train reaches Lisbon's Cais do Sodré in about 17 minutes and a stopping train in about 27. Cascais is about 13 minutes the other way. The walk between the station and the beach is short.

A car is optional. It helps for Sintra, big grocery runs, and school pickups; if you work remotely or commute into Lisbon, you can live here without one.

Community & practical notes

Healthcare: Carcavelos opened a new public health center in July 2023, home to a family health unit (USF) where registered residents can be assigned a family doctor. The public Hospital de Cascais covers the whole municipality, Carcavelos included, and the private CUF Cascais and Lisbon's large private hospitals are along the same coast. The usual expat setup is SNS registration plus private health insurance.

Internet and coworking: Remote workers have a local option in Cowork da Praia on Avenida Portugal, where open desks start at €115 a month per person. Lisbon's much larger coworking scene is a train ride away.

Retirement: Carcavelos is a sensible pick for retirees who want the Cascais coast at a lower monthly cost: a health center in town, a public hospital in the same municipality, an accessible beach, and Cascais and Lisbon both within half an hour by train. Limited mobility: Carcavelos beach is part of Portugal's Praia para Todos program for 2026, with reserved disabled parking, a ramp and walkways toward the water, accessible restrooms, amphibious chairs, and a team that helps with bathing. Away from the sand, expect calçada cobblestone sidewalks that rattle small wheels and older walk-up buildings without elevators. Walk the route from a prospective apartment to the station before you sign a lease.

International schools: St. Julian's, a British international school, is in Carcavelos itself. It teaches ages 3 to 18, with IGCSEs and then the IB Diploma or IB Career-related Programme, and its students come from over 60 nationalities (about half are Portuguese).
