Most foreigners in Qatar live on an employer's sponsorship. Owning property in an approved area is the other way in: you're your own sponsor, and the permit stays tied to the home you own.

Benefits of permanent residency aren't the card itself
The actual permanent residence card needs 20 years of legal residence, sufficient Arabic, and a spot among 100 issued a year. Citizenship takes 25 consecutive years, is capped at 50 people a year, and Qatar bars holding a second nationality. Plan on this as a renewable residence, not a road to a passport.
The process
From title deed to Qatar ID
Americans can enter visa-free for up to 90 days per stay, so you can shop, buy and apply on one trip. Since October 2025, Aqarat promises deeds and residency within 24 hours of applying.
- Buy in a freehold zone like The Pearl, Lusail or West Bay, or a unit in an approved complex
- Register the deed: 0.25% of the value, done through one Ministry of Justice window
- Apply for residency with your passport, deed and a certificate of good conduct
- Show health insurance: Law 22 of 2021 makes it a condition of the permit and every renewal
- Collect your Qatar ID, then add your spouse and children

The residence alone doesn't let you take a job. Remote work for a U.S. employer isn't addressed in anything we found.
Family can come
Guides say owners can sponsor a spouse, children and parents, at about QAR 500 per dependent card.
Watch your days
Spend at least 90 days a year in Qatar. More than six months away and you need a QR 500 return permit.
Taxes
Qatar doesn't tax salaries and only taxes Qatar-source income. The U.S. foreign earned income exclusion covers wages, not pensions or Social Security.
Fit
Who should buy in, and who should look elsewhere
This suits Americans with savings or passive income who want a Gulf base and can live with a short 90-day yearly minimum. It's a poor fit if you need a job right away or want a second passport.
Founders have a separate route: a five-year permit, announced March 2024, for incubator-backed businesses investing QAR 250,000 (about $68,700). A 10-year residency for entrepreneurs and senior executives was announced in February 2026, with rules still to come.

How much property do I need to buy for Qatar residency?
At least QAR 730,000, which Qatar's Ministry of Justice puts at about $200,000 (as of 2026). That gets a residence permit with no employer sponsor. Property worth QAR 3.65 million (about $1 million) adds the healthcare, education and investment privileges of permanent residents.
Can I work in Qatar on property residency?
Not on the residence permit alone. You need a separate work permit to take a job in Qatar.
Can my family get residency too?
Yes. Guides report that property owners can sponsor a spouse, children and parents, with each dependent card costing about QAR 500.
Where can Americans buy property in Qatar?
In freehold zones such as The Pearl, Lusail, West Bay (Legtaifiya), Al Khor Resort and Simaisma Beach Resort, or on 99-year usufruct terms in 16 other zones. Foreigners can also buy units in approved residential complexes and shops or offices in commercial complexes.
Do I have to live in Qatar full time to keep property residency?
No. The rules require at least 90 days a year in Qatar, taken all at once or in pieces. Staying away more than six months in a row means applying for a return permit, which costs QR 500.
How long does it take to get Qatar residency after buying?
Since October 2025, Qatar's real estate regulator says title deeds and residency are issued within 24 hours of an application. Allow extra time for health insurance, fingerprints and collecting your Qatar ID.
Does Qatar property residency lead to citizenship?
Realistically, no. Naturalization takes 25 consecutive years of residence, is capped at 50 people a year, and Qatar prohibits holding another nationality, so an American would have to give up U.S. citizenship.
Is health insurance required for Qatar residency?
Yes. Qatar's Law 22 of 2021 makes basic health insurance a condition for issuing and renewing residence permits, and without an employer you arrange it yourself.
