How Bahrain's real estate Golden Residency works for Americans in 2026: what qualifies, what it costs, and what it won't do for you.
In November 2025, Bahrain cut the property bar for its Golden Residency by 35%, from BHD 200,000 to BHD 130,000 (about $345,000). If your money is in savings you'd put into a home, this route gets long-term residency for you, your spouse, your kids and your parents.

You need real estate in Bahrain worth at least BHD 130,000 (about $345,000), measured at what you paid, not today's value. One apartment or several both work, as long as your combined share clears the line.
Americans can only buy freehold in designated zones, under Legislative Decree 43 of 2003 as amended. Agents list Amwaj Islands, Juffair, Seef, Bahrain Bay, Diyar Al Muharraq and Reef Island among them. Confirm the zone before you sign.

Buying and applying
From title deed to residence card
You'll need a visa just to land: Americans get one online through Bahrain's eVisa site or on arrival, which is enough to go see property.
Budget for the purchase costs on top of the price. The Survey and Land Registration Bureau charges 2% of the value to register the sale, cut to 1.7% if you file within 60 days of notarization. Chestertons, an agency, puts agent commission at about 2% and legal and notary fees at 1% to 1.5%.
Once the deed is in your name, apply to Nationality, Passports and Residence Affairs (NPRA) with:
- Passport valid for at least six more months
- Copy of your ID card
- Title deed showing BHD 130,000 or more
- Health insurance certificate valid in Bahrain
- Six months of bank statements
- Any previous Bahrain residence permit
Read the travel advisory before you wire money
In August 2026 the State Department rated Bahrain Level 3, Reconsider travel, citing terrorism and armed conflict. A property purchase ties you to the island for years. Check the current advisory, and keep enough savings to leave on short notice.
Living with it
Residency for the family, but not a job or a passport
Family
You can sponsor a spouse, children and parents. Each person pays the same BHD 5 and BHD 300.
Work
Residency alone doesn't let you take a job. Since April 2025, holders can get a dedicated work permit: BD 172 a year including health fees, processed in about 10 working days.
Taxes
Bahrain has no personal income tax. The IRS still expects your return every year, and an FBAR once your foreign accounts pass $10,000 at any point.
Health coverage
You'll buy a private policy that satisfies the Bahrain insurance certificate.
Citizenship
Don't plan on one. Bahrain doesn't recognize dual nationality except in some cases, and naturalization requires Arabic.
Selling
Guides report that dropping below BHD 130,000 puts the residency at risk at its next review. Buying a replacement property keeps you eligible.
If $345,000 is out of reach
NPRA has a smaller self-sponsored permit for owners of property worth BHD 50,000 with BHD 500 a month in income. It takes about 40 working days and is issued for 2, 5 or 10 years.

If your income is a pension of at least BHD 4,000 a month (about $10,624), the retiree route gets you the same residency without buying anything. If you're moving for a Bahrain job, five years on a basic salary above BHD 2,000 (about $5,306) opens the professionals route. The property route is for people whose money is in savings.
