It's the one UAE residence permit that survives long stretches abroad, and it lets you bring your parents. It won't lead to a passport, and it won't get you out of filing with the IRS.

Four ways to put AED 2 million on the table
Federal rules accept any one of these. Each comes with its own paperwork, so pick the one that matches where your money already sits.
Property
One or more properties worth at least AED 2 million in total. Off-plan units count if you buy from an approved developer.
A deposit
AED 2 million in a UAE investment fund or national bank. It has to be your own money, not a loan, and Dubai also asks for proof of housing there.
A company
AED 2 million in capital in a company you start, or a partner stake that size, backed by an audited report from a UAE firm.
Taxes paid
A company that pays at least AED 250,000 (about $68,000) a year in federal tax.
Golden Visa
For investors, entrepreneurs, scientists, and outstanding talents; allows long-term residence and family sponsorship.

About that data card
The card lists processing at 21 days. Dubai's immigration authority, the GDRFA, quotes 5 days for investor files, and the Dubai Land Department quotes 7 to 10 business days on the property route. Investors get the 10-year term, not 5.

A mortgage works, but the emirate sets how much you must own outright
Federal rules allow a property loan as long as it's from a local bank. Dubai and Abu Dhabi read that differently.
Dubai's Land Department wants a bank letter showing AED 2 million already paid on a mortgaged home. Abu Dhabi only lets you borrow against property worth more than AED 2 million, and your own equity still has to reach AED 2 million: on a AED 5 million villa, the loan can't top AED 3 million. Abu Dhabi off-plan buyers must have paid AED 2 million to the developer.
Some 2026 reports say these paid-up rules have loosened. Get the current rule in writing from the authority handling your file before you sign a purchase contract.
What ten years of golden residence gets you
Nobody sponsors you
You hold the visa in your own right. No employer or relative has to vouch for you.
Time away is fine
Standard UAE residence lapses after six months abroad. This one doesn't, so you can keep a home base in the U.S.
Three generations
Your spouse, your children regardless of age, and your parents can all get residence through you.

You can sponsor domestic workers, in line with what your finances support.

If you die, your dependents keep their residence until their own permits expire.

The steps in order, and what Dubai charges
1. Fly in as a visitor
Americans get a one-month visa on arrival, and you'll need it: Dubai's Land Department only takes golden visa applications from people inside the UAE.
2. Buy health insurance
Comprehensive coverage for you and every family member is a legal condition of the visa.
3. File and pay
On Dubai's property route the listed fees total AED 9,884.75 (about $2,690): a AED 700 medical exam, AED 1,153 for a 10-year Emirates ID, AED 2,856.75 for the residence permit, AED 4,020 to the Land Department and AED 1,155 in admin fees. Each family member adds AED 5,774.50 (about $1,570), plus AED 318.75 to open the file, so a couple pays roughly AED 16,000 (about $4,350).
4. Keep qualifying
The permit renews for another 10 years only if you still meet the conditions, so plan to hold the investment.
No UAE income tax still means a U.S. return
The UAE doesn't tax individuals' income, but the U.S. taxes its citizens wherever they live. There's no U.S.-UAE income tax treaty and no Social Security totalization agreement. The foreign earned income exclusion (up to $132,900 for 2026) covers earned income only, so rent from your UAE property isn't shielded, and self-employed Americans still owe U.S. self-employment tax.

When a different UAE visa fits your money better
Your money is a paycheck
A salary of AED 30,000 a month (about $8,170) with a bachelor's degree and a senior job can get you a golden visa with no investment at all.
You're 55 or older
The 5-year retirement visa asks less. In Dubai, that's AED 1 million in property plus AED 1 million in savings, or AED 240,000 (about $65,000) a year in income.
You'd rather buy smaller
Dubai's 2-year investor visa sets no minimum property value for a sole owner.
You want a second passport
Look elsewhere. Emirati nationality comes only through government nomination, and you can't apply for it.
