MM2H Gold: 15 years in Malaysia for a $500,000 deposit and a home you keep
Half the deposit can pay for the house. Here's what else Gold costs, who it suits, and what it won't do for Americans in 2026.
Gold is the middle of Malaysia My Second Home's three main tiers: a bank deposit and a home purchase in exchange for a long multiple-entry pass that can cover your family. The main applicant has to be 25 or older.

Where Gold sits between Silver and Platinum
Gold asks you to park USD 500,000 in a Malaysian bank and buy a home, so it suits money that's already saved: investments, a business sale, home equity. Silver takes USD 150,000 for a 5-year pass. Platinum takes USD 1 million for 20 years and is the only tier that allows work or business.
Few people choose Gold. Of 3,019 applications from October 2024 to June 2025, 137 were Gold, The Edge reported.
- Works if you're 50 or over and want to come and go: the 90-day rule stops at 50
- Works for three generations: spouse, children under 21, single unemployed children 21 to 34, and parents or in-laws
- Wrong pick if you want to earn in Malaysia: MOTAC lists business and investment activity as not allowed
- Wrong pick if your money arrives as a monthly pension rather than a lump sum
Working from your laptop is unsettled
MOTAC's Gold page says nothing about remote work. One licensed consultancy says working for an overseas employer is fine if the income is earned outside Malaysia; another guide says only Platinum carries work rights. Get your agent's answer in writing or look at DE Rantau, Malaysia's pass for remote workers.
How the half-deposit rule pays for the house
The deposit
USD 500,000 is about RM 2.04 million at September 2026's rate of 4.07 ringgit to the dollar. After approval you can release up to half, but only for your home, education, medical bills or travel inside Malaysia. MOTAC lists incoming funds such as the deposit as tax-exempt.
The home
Buying is compulsory. RM 1 million, about $246,000, is less than the roughly $250,000 you're allowed to release, so the purchase can come from the deposit rather than new money. Stamp duty and legal fees are on top. You can't sell for 10 years unless you trade up, and one licensed agent says you must buy within a year of getting the pass.
The state floor
Each state sets its own minimum for foreign buyers, and the higher figure applies. One property site lists RM 1 million in Kuala Lumpur, RM 2 million (about $491,000) in Selangor's Zones 1 and 2, and RM 3 million (about $737,000) for a landed house on Penang Island. Every foreign purchase needs state consent.

Per person, at a ministry panel clinic. An agent says it screens mainly for infectious diseases and mental illness.
Health insurance
Needed to renew. One agent quotes plans from RM200 (about $49) a year per person; premiums climb steeply after 65.
RM3,000 per renewal
After the first 15 years, the pass renews every 5, and the fee covers you and your dependents.
From agent to endorsement
- Hire a licensed MM2H agent. MOTAC only takes files from licensed operators, and the Immigration Department gives final approval.
- Wait for conditional approval. One agent puts government processing near 30 business days.
- Arrive within three months. Open the deposit, do the medical and buy insurance in that window; agents say a late arrival means no visa. Americans get up to 90 days visa-free on arrival and must file the Malaysia Digital Arrival Card beforehand.
- Have the pass endorsed in your passport.
- Buy the home.
MOTAC doesn't publish a processing time. One 2026 guide says the whole run, home purchase included, often takes 6 to 12 months.
Gold doesn't lead to a second passport
Malaysia's tourism minister said in June 2024 that new Silver, Gold and Platinum participants aren't eligible for permanent residence, and Malaysia doesn't recognize dual nationality. Plan on Gold as a long lease on residence, renewed for as long as you meet the rules.

Malaysia's Forest City MM2H: a 10-year pass that comes with a condo
The SEZ/SFZ tier drops the fixed deposit to $32,000 if you're 50 or older. The price: you buy a Forest City home of at least RM500,000 (about $123,000) and keep it for 10 years.

Who can I bring on MM2H Gold?
Your spouse; biological, step or adopted children under 21; children aged 21 to 34 if they stay single and unemployed while in Malaysia; and your parents or parents-in-law.
How many days a year do I have to spend in Malaysia on MM2H Gold?
If you're 25 to 49, 90 days a year, counted cumulatively rather than in a row, and days spent there by your spouse or children count. At 50 and over, there's no minimum stay.
How long does an MM2H Gold application take?

Does MM2H Gold lead to permanent residence or citizenship?

Will Malaysia tax my U.S. income if I live there on MM2H Gold?
Malaysia exempts foreign-sourced income received by resident individuals through December 31, 2036, if it was already taxed where it came from. The U.S. still taxes your worldwide income, and the two countries have no income tax treaty.
How much money do I need for MM2H Gold?

Not in a local job or business. MOTAC lists business and investment activity as not allowed on Gold, and Platinum is the only tier that permits them. Remote work for a foreign employer isn't addressed by MOTAC and agents disagree, so get a written answer from your licensed agent.
Do I have to report an MM2H fixed deposit to the IRS?
Yes. Foreign accounts totaling more than $10,000 at any point in the year require an FBAR, filed with FinCEN by April 15 with an automatic extension to October 15. A USD 500,000 deposit also exceeds the Form 8938 thresholds for a single filer living abroad: $200,000 at year-end or $300,000 at any time.
